Down Payment Calculator works in whichever direction you have the information. Give it a percentage and it returns the cash; give it the cash and it returns the percentage; give it the loan to value a lender has offered and it returns the deposit that reaches it. All three produce the same four figures: deposit, loan, LTV and monthly payment.
Loan to value is simply the loan as a percentage of the price, and it is the number lenders price on. It is the mirror image of the deposit: 20% down is 80% LTV. The reason to look at it rather than the deposit is that lenders tier their rates at round LTV numbers, so getting under a threshold can change the rate as well as the amount borrowed, which is worth far more than the last few hundred of deposit.
The comparison table runs the common deposit sizes against your own price and rate, so the trade-off between saving longer and borrowing more is visible in one place. The monthly difference between 10% and 20% down is usually larger than people expect, because it combines a smaller loan with, in practice, a better rate.
One caution worth stating plainly: the deposit is not the only cash you need. Legal fees, survey costs, land transfer taxes and moving costs come on top of it, and they are not part of the loan.
This is arithmetic, not financial advice. It tells you what the numbers do; it cannot tell you whether a decision is right for your circumstances. Fees, taxes and local rules vary, so check anything that matters against the actual offer and speak to someone qualified before committing.
Everything is worked out inside your browser. Nothing you enter is uploaded, logged or stored, which matters for the financial calculators in particular: the figures you put into them are nobody else's business.
The down payment calculator is used by writers, developers, students, marketers and anyone else who needs the job done once without installing software. Common cases include:
The loan as a percentage of the property price. A 240,000 loan on a 300,000 property is 80% LTV. Lenders price their rates by LTV band, which is why the number matters.
For the loan, yes: less borrowed, less interest, often a better rate. But emptying your savings to reach a threshold leaves nothing for the costs on top and for emergencies, which is its own risk.
No. Legal fees, surveys, transfer taxes and moving costs are separate and are usually paid in cash as well. Budget for them on top.
Only for the monthly payment column. The deposit and LTV arithmetic does not depend on the rate, but seeing the payment is what makes the comparison meaningful.
